The winter chill is upon us once again and in a number of cities, buying and selling activity will slow right down until spring.
But unlike countries in colder climates, where people and animals are forced to bunker down and go into hiding just to survive in sub-zero temperatures and horrible blizzards, winter in Australia simply means putting on the trackies and maybe switching on a heater.
So, if you want to sell, the weather shouldn’t stop you, nor should it stop your potential buyers.
The aesthetics of a house are another reason that we do not often want to sell at this time of year.
Australians like to show off their homes when the gardens are in full bloom and the house looks its best, but when you think about it, that is less a matter of personal pride and more a case of wanting to boost a property’s demand.
In the current market, the rock bottom interest rates are taking care of the demand factor for you, so in a number of cities and regional centres, the buyers will come knocking on your door, regardless of whether it needs a lick of paint.
The reluctance of people to list in winter also means that you will have more buyers to yourself.
People will have fewer open houses or auctions on their Saturday schedule, so they won’t pull out of visiting your home because of fatigue or clashing viewings.
If you do decide to sell your home in the colder months, there are still ways to enhance its presentation, to appeal to buyers who might be ‘coming in from the cold’ to check it out.
Decorating with heavier fabrics and throw rugs can make a home seem warm and inviting; while the use of darker colours can add to the cosiness and make people feel like they are walking off the ski slopes and into a comfortable lodge.
This can be enhanced further by making sure natural or gas fires are operating throughout inspections and using mellow lighting.
